Serviciile de mentenanta tehnica au ca principal scop asigurarea functionarii optime a sistemelor cladirii prin intretinere preventiva, predictiva si corectiva. Aceste activitati duc la prelungirea ciclului de viata si a performantelor sistemelor cladirii si la minimizarea numarului de disfunctionalitati si intr-un final la costuri cu pina la 30% mai mici.

Intretinerea corectiva

corespunde situatiei de interventie pentru remedierea operativa a unei defectiuni la un echipament functional. Principalele activitati constau fie in repararea, fie in repunerea in functiune sau inlocuirea pieselor din echipamentul afectat.

Intretinerea preventiva

consta intr-un plan de actiuni de mentenanta urmarind prevenirea caderilor si defectelor echipamentelor, proiectat sa asigure si sa mentina  buna functionare a acestora, prin inlocuirea componentelor uzate inaintea defectarii lor.
Activitatile de mentenanta preventiva presupun controale periodice, revizii partiale si/sau totale la intervale specificate, schimburi de fluide, ungeri etc. Beneficiile pe termen lung ale acestui tip de mentenanta sunt:
  • siguranta crescuta in functionare;
  • costuri mai scazute de inlocuire a echipamentelor;
  • reducerea timpilor morti;
  • management optimizat al inventarului de piese de schimb;
  • cresterea confortului si sigurantei chiriasilor.

Intretinerea predictiva

contribuie la determinarea conditiei echipamentelor in functiune in scopul predictiei precise a actiunilor de intretinere.  Aceasta abordare are ca efect importante reduceri ale costurilor fata  de cele de actiunile de intretinere de rutina, deoarece se desfasoara in perioada functionarii echipamentelor, minimizand astfel intreruperile sistemelor normale de operare;
